I'm just curious what others have experienced with lawn care. Pay the extra money to have a professional lawn care company take care of it and pass that off to the tenant within the overall rent, or have the tenant take care of it and possibly end up with an unkept yard?
@Jason McMahan For single family I have the tenant cut the grass and take care of the lawn... They typically don't do a great job but they get it done. If they don't mow I can have someone cut it and charge them. It is stipulated in the lease agreement.
For anything with 2+ units I would pay to have it professionally done.
