I have a tenant in Mililani, Oahu, Hawaii that I need help evicting. They have been late on rent every single month of 2019, paying in installments sometimes, and 4 times payed by their church. They seldom respond to communications.
Today, I will be sending out the 5 day Pay or Quit notice. Law allows me to send this as early as the 2nd of the month, but I am waiting until the 5th. I have a bad feeling they won't be paying at all this month because this is the first time I haven't got a reply by the 5th of the month.
I will pay $500 to get them evicted. If you can help or know someone that can, PLEASE let me know. I am unable to be on island until wintertime which is why I need someone's services.
I've used Ken Lau to do my evictions. I almost needed one done recently on homeowner/residents in Ewa but got them out without any cash for keys - just the threat of being foreclosed on and kicked out on the street. I'm moving toward lease options - Hawaii might have some possibilities, but I'm doing them in Alaska remotely. Tenants pay on time because 1) I give a modest rent credit for doing so, and 2) they pay a non-refundable option deposit so if they play games they're risking a 5-figure loss.
I have to assume there are eviction services.. have you googled for those.. otherwise call a PM and ask them if they know any.. these are usually law firms that specialize in this type of thing. Evictions suck.. that's for sure.

Hi Jay, I haven't googled yet. Good idea though.
Going to post the 5 day eviction notice then will try looking for one. I've slowly lost my patience and hustle to manage rentals even though it's not been that bad in Hawaii, until recently.

Yup landlording can wear you down no question.. its not for everyone.. that's for sure. ergo the explosion of Syndicated deals.. for those that qualify to invest in them.
@Andrey Y. Sorry for your troubles........am I seeing this correctly? You are in South Korea, the property is in Hawaii and you are doing this without a PM? You are going to get stressed out and discouraged. The first thing I would do is see if a PM would fix this current headache and take over managing the property. Check out the PM before you enlist their services. I wish you all the best!

Thanks for the concern. I've successful self managed many properties in Hawaii from a long distance for many years. I have some help on the ground when needed for showings etc.
An eviction will be the same (hassle/annoying) no matter if you are in Hawaii or not since presumably (definitely) not going to be doing it myself...
Brandon Turner is in Hawaii. Send him over there to fight them! Kidding.
What I would do is Google 'Mililani real estate attorney' and call a few to get their rates. If for some reason you're having trouble locating a RE attorney there I would advise calling the local district magistrate and asking the secretary if he/she can name a few local RE attorneys who tend to handle evictions.
The latter may be a better idea as I know a handful of RE attorneys who rarely handle evictions and of course you want one who has more experience/knows eviction law.

I found one website that is a firm on Oahu which does evictions. Filled out their quick online form. They aren't in Mililani specifically.
Hopefully will be in touch with them next week. If this is going to cost thousands of dollars, I might as well wait for my mentor/old time Hawaii landlord to be back on island end of October? Might be cheaper I guess.
Cash for key brother, otherwise if you need someone to follow through for you or maybe use alternative tactics I live in town so just message me your phone number and I'll be glad to help.

Michael, do you mind if I give you a call to discuss this situation re: getting an attorney to evict. I even hired a PM for this property and the situation has not improved as of yet..

Despite all their bad history, you're going to give them an extra three days to pay before starting the eviction? Why do you expect them to do the right thing this time when they've done it wrong so many times this past year?
Many Landlords think they're doing well . . . until things go wrong. Not staying current on the rental market could cost you thousands every year. Look at how much time and stress this particular tenant has caused you. After you pay for the attorney, you'll probably have spent more than you would hiring a professional to handle everything for you.
I hope you follow through and get rid of this tenant. They won't get any better.
