Have a couple in 30's with bad credit who have an attorney father that will co-sign. He just so happens to be a RE attorney. Would you say RUN?

I would not rent to anybody in their 30's that needs a cosigner. If they don't have their act together or they can't explain away the knocks on their credit because I am not interested in adding my name to their list of creditors and I don't want to try collect money from anyone with free legal representation.

For anyone following this thread reports are back on app #1 and #3.

App # 1 has much worse credit than they mentioned plus a felony not mentioned. Denied.

App # 3 who has turned his life around has a collection as recently as Mar 2012. Denied.

This leaves me with the 3 girls. Oh boy, now what?
