As we’re entering the Holidays season, the following questions must be in every Landlord’s mind:

1/ Do you always reward your Stellar Tenants?

2/ What about the Bad ones?

My bad tenants are not on my Christmas list. Neither are my good ones.

This is a business, not a method of finding new friends. I treat my tenants honestly, fairly, and kindly but I do not treat them like friends. I used to be pretty friendly with some of my tenants and it almost always came back to bite me because they were treating me like a friend in hopes that they could one day leverage against me, which they did.

I used to buy gift cards. Some tenants never said "thank you". I quit sending them. I send complaints to the state in lieu of cards to unlicensed brokers.

Why sending complaints? Do you need a license to be a property manager in your state?
