cold call the owner/owners, drive around looking, mls/realtor, local newspaper, craigslist. plenty of options.

Have you read any books yet? I always recommend you start by reading a book on the subject to get a solid, foundational understanding of the subject. Then you ask questions to fill in the blanks.
A good start may be "Finding and Funding Great Deals" in the BP bookstore.
