My wife and I want to rent out a room in the house we own and live in

Looking for a lease agreement form

Sfh in Highlands ranch, Colorado

We have a 9 year old daughter and 3 dogs

You can often find them on university websites. They'd be city/state specific, as far as the laws.

@Jim Stanley BiggerPockets has them along with a few other forms. You do need to pay for them. As Charles said, you may need to modify but it's a solid start.

You probably can download one online and edit it for your specific situation but if you are planning on renting this room for years into the future, I would probably speak to an attorney and have them edit a boilerplate one they have. It will most likley cost you your first month of rent and well worth it.
