Looking at using Cozy/apartments.com.....feedback?

We are looking at using cozy/apartments.com as a tool for rent collection/resident management.
would appreciate any feedback from others who have experience with this program.

I've used Cozy for almost 2 years, I love it. I upload all my expenses and lease documents on there as well. It's free as long as you are good with them holding your rent for 8-9 days. I also use them for the credit and background check. It missed a few things on my last applicant I declined but I had another check (state record search) that caught the bad apple.
I only wish I could upload receipts that are returns (showing a negative number). And I wish I could edit the application questions. That's my only two negatives, and I can manage around that.

I have been using Cozy for years and love their all-in-one product. There are many, many posts, which have reviewed Cozy. Type "Cozy" in the search, and you'll get a pretty comprehensive review. There's a few, minor issues, but everyone seems to like it.

It will definitely help! We switched to cozy in 2017 and have about 60% of our tenants paying through cozy now.
Just make sure you check your local laws if you are thinking about making cozy the only option for rent payment to your tenants. In some states, including my home state of Connecticut, you must offer a mail in or drop off option as well as the electronic one.

Yeah I give the preferred option as paying through cozy but my lease says they can mail a check in as well. I've got 1 that doesn't use Cozy at this point...

Good point about payment options.
We currently used a lease from our local apartment assoc. as well as several addendums:
Crime free, mold, smoke detectors....how do you handle these?
Can you preview the lease and form on this site, or can We upload ours ?
