Would you prefer younger tenants with kids or older tenants with no kids? Financials are pretty much the same. Both have dogs. Younger tenant with Kids wants to buy her own appliances (Fridge, Stove, Microwave, washer, dryer). Older tenant has had her identity stolen and is hesitant with some aspects of application process but is willing to provide references, credit reports and letters from past landlords. What are the pros vs cons?
The fact that the younger one wants to bring all of her own appliances would turn me off as you then have to store all of yours. Generally speaking, the older ones should result in less wear and tear on the property-there re fewer people living there and younger kids can bang up walls.
