I'm presently using Cozy for screening and payments, Stessa for account tracking. Does anyone offer an all in one solution? Thanks in advance

As others have mentioned Cozy is transitioning (has been) to Apartments.com. While a lot of the functionality is they same it appears they are making some changes, like the recent move away from commercial properties. We use Innago for rent collection, tenant screening, communication, and listing syndication. We are primarily using quickbooks so their integration works well with that.

Thank you all for the recommendations. Apartments.com is absolutely AWFUL in my opinion. Cozy was perfect and then Apartments.com just absolutely ruined it. I go back to #2 pencil and a Big Chief tablet before staying with Apartments.com.

@James O Trust I am using Avail.co and find it very east to use. I pay the $5/MO for next day payments and being able to add custom clauses to my lease, but there is a free option. You can create one listing on their portal and syndicate to all the big rental websites (there is a fee for Zillow and Hotpads though). Great customer support and very easy and intuitive for me and the tenants.

With Cozy closing, changes are certainly occurring. Cozy used to offer rent payment credit reporting (like ClearNow, eRentPayment, etc..), but they dropped that over the winter. Additionally, if you own commercial property, the transition to Apartments.com will no longer support commercial property rent payment.

@JD Martin Seems like it's for all practical purposes only paid now. I created a listing 2 weeks ago on Apartments.com and its status has been this ever since then:"Listing: Submitted Reach more renters. Go Premium Listing is pending. Call 1-844-293-8899 during business hours to expedite."Going premium costs $349. I can't imagine anything in my listing requiring special attention. It's a typical 3 BR. Have tried calling the number and it's a long wait. Waited 15 minutes and gave up. If they no longer want to provide a free service, that's fine, but it would be nice if they were up front about what they're really offering people. Based on my experience, the free option now just seems like a marketing gimmick.

I don't think so. If you haven't listed before, they force you to call in on your first listing in order to verify who you are. We had the same experience - a property that we listed sat in "pending" for 4 or 5 days before I got around to calling the number. Once they had the verification we've never had a problem. I would call the number and wait it out, because I think you only have to do it once. I think I waited maybe 10-15 minutes as well but I just did it when I was running errands in the truck so I didn't care if I was on hold. I'll know if you're right, however - we have a property getting ready to come open in about 3 weeks so we'll be running the listing then.

Thanks for all the good suggestions, I too would have made the move to Apartments.com but I have a mix of commercial and SFHs. Looking hard at Rentredi. Any feedback would be appreciated. Thx

@James O Trust our needs are simple fir 35 doors, Is good payment reports a free and customizable application and a good credit check and a vixen check that the tenant pays for. We left and then came back because of the good features and we can't live without using. Erentpayments.com Some will say bad things about errand and many years ago I would agree but the pain of moving away from E rent was so great that we went back and are happy ever since.
