Cozy is going away.... any recommendations for a replacement?

I'm presently using Cozy for screening and payments, Stessa for account tracking. Does anyone offer an all in one solution?

    @James O Trust I'm considering using Landlord Studio as besides screening and rental payments, it has a 'Smart' receipt scan option that logs charges to a specific property.  It does not (from what I've read) interface with QuickBooks.

     Same here. We already had an Apartments account but it's been more or less a seamless transition. I'm not crazy about the new name - we only hold single-family homes - but other than that they essentially just took the Cozy platform and welded it onto their background; virtually everything in payments & properties looks the same.

    @JD Martin you're absolutely right. Looks the same no changes needed on our ends and tenants. I have been hearing Apartment charges to list vacant rentals unlike Cozy. I hold only sfh as well

     If they are charging that's new; we listed a sfh a couple of months ago on apartments for free.

    @James O Trust our needs are simple fir 35 doors, Is good payment reports a free and customizable application and a good credit check and a vixen check that the tenant pays for. We left and then came back because of the good features and we can't live without using.

    Some will say bad things about errand and many years ago I would agree but the pain of moving away from E rent was so great that we went back and are happy ever since.

    As others have mentioned Cozy is transitioning (has been) to Apartments.com. While a lot of the functionality is they same it appears they are making some changes, like the recent move away from commercial properties. We use Innago for rent collection, tenant screening, communication, and listing syndication. We are primarily using quickbooks so their integration works well with that.

    Thanks for all the good suggestions, I too would have made the move to Apartments.com but I have a mix of commercial and SFHs. Looking hard at Rentredi. Any feedback would be appreciated. Thx

    Does the transition from cozy to apartments.com happen automatically? Or do we need to create a new apartments.com account and move all information there?

    @JD Martin Seems like it's for all practical purposes only paid now. 

    I created a listing 2 weeks ago on Apartments.com and its status has been this ever since then:

    "Listing: Submitted

    Reach more renters. Go Premium

    Listing is pending.
    Call 1-844-293-8899 during business hours to expedite."

    Going premium costs $349.

    I can't imagine anything in my listing requiring special attention. It's a typical 3 BR.

    Have tried calling the number and it's a long wait. Waited 15 minutes and gave up.

    If they no longer want to provide a free service, that's fine, but it would be nice if they were up front about what they're really offering people. Based on my experience, the free option now just seems like a marketing gimmick.

     I don't think so. If you haven't listed before, they force you to call in on your first listing in order to verify who you are. We had the same experience - a property that we listed sat in "pending" for 4 or 5 days before I got around to calling the number. Once they had the verification we've never had a problem. I would call the number and wait it out, because I think you only have to do it once. I think I waited maybe 10-15 minutes as well but I just did it when I was running errands in the truck so I didn't care if I was on hold.

    I'll know if you're right, however - we have a property getting ready to come open in about 3 weeks so we'll be running the listing then.

    With Cozy closing, changes are certainly occurring.  Cozy used to offer rent payment credit reporting (like ClearNow, eRentPayment, etc..), but they dropped that over the winter.  Additionally, if you own commercial property, the transition to Apartments.com will no longer support commercial property rent payment.

    Well, @JD Martin, just to close this out, it turns out that delay with Apartments.com I complained about was my fault.

    They called a quite while back to confirm the listing and I missed the call. I use Google Voice for rental-related communications and get a lot of spam there.  I totally overlooked their VM asking for me to call them back to finalize the listing.

    I still don't know how long that hold time is--I ended up using Zillow for everything this time around--but they clearly do have a legit process in place for the free accounts.

    I am using Avail.co and find it very east to use. I pay the $5/MO for next day payments and being able to add custom clauses to my lease, but there is a free option. You can create one listing on their portal and syndicate to all the big rental websites (there is a fee for Zillow and Hotpads though). Great customer support and very easy and intuitive for me and the tenants.

    @James O Trust I have been using Innago for several years now to manage my rentals. The system is very easy to setup with and is very intuitive. The software is free for me to use and my tenants pay a $2 ACH fee whenever they make a rent payment to me online. I would recommend looking into it!

    Thank you all for the recommendations. Apartments.com is absolutely AWFUL in my opinion. Cozy was perfect and then Apartments.com just absolutely ruined it. I go back to #2 pencil and a Big Chief tablet before staying with Apartments.com.

    I have a client who is providing seller financing for the buyer of his vacant land (with a large downpayment).  I have tried to use TransUnion's SmartMove but I think because there isn't an actual address at this point I'm not able to add the property.  Also, I have to add in the rent amount - which we do know the approximate monthly payment - but also a security deposit amount.  Does anyone who has done seller financing have a company they can recommend for credit check and background check?
