Parking space wording in lease/ Issue w tenant non registered car
Looking to do an addendum to the lease regarding parking. Current rental agreement doesn't speak to the subject. Last year I added 3 parking spaces for two apartments. 1 for each unit, 1 for a guest. I have 1 apartment which is taking up 2 spaces consistently, which is fine, the other tenant only takes up 1, but then they are also tandem parking behind the 2 and boxing in the other tenant, they can barely get by when this occurs. They also 'flip' cars from auctions and often have non registered vehicles in the spaces, they switch plates from one car to the next. They conduct business deals in the driveway when they sell the cars which invites strangers on to the property to look at the cars, the other tenant has complained to me about feeling uncomfortable when this happens as they are on the 1st floor and closer to the parking area. Any ideas on wording a clause that I will then have the tenants agree to? Needs to encompass all these issues. Thanks!

Below is an example of something you could send to the tenants. You need to be very clear about one parking space per apartment and that each space should only have one vehicle (no tandem parking). Include consequences for violations. You may even consider placing a sign in the guest parking space that designates it as guest parking and that violators will be towed. this gives you the option of towing the tenants vehicle at their expense as an additional consequence for violations.
Give them a deadline to sign and return it to you as evidence they are aware of the rules. 72 hours should be sufficient.
Each apartment is assigned one parking space and authorized to park one vehicle on the premises. All other vehicles shall be parked off the premises. The third parking space is reserved for guests and shall not be used by residence at any time. Guests may use the parking space no more than 14 days in any 6 month period. Any vehicle parked on the premises shall be registered, licensed, and operational. Tenants will not perform maintenance of vehicles on the property. Under no circumstances will tenants or guests park trailers, boats, or other recreational vehicles on the premises. The first violation shall result in a written warning and 24 hours to correct the violation. A second violation will result in a $100 fine and 24 hours to correct the violation. A third violation will result in termination of the lease.
