Hi everyone.  I'm pleased to announce our speaker  for the next meetup on Thursday October 1st, 6-7 pm.  It will be Jens Nielsen of Open Doors Capital.  He is a very experienced Multifamily Investor and also has a coaching and mentoring program.  He owns over 40 units between him and his partner and has syndicated over 700 units including multifamily properties, mobile home parks and self storage.  He owns properties in Albuquerque, Florida and the midwest and is interested in Tucson as well.  He is a wealth of knowledge and is cutting precious time out of his busy schedule to talk to us.  This will be a great one!  Looking forward to seeing you all!

    @Colby Fryar what's the multifamily market like in Tucson? Typical price point, good locations, etc.

    @Cody Barna  the market is very hot here like a lot of places.  The price points vary.  What size and class of property are you looking at?

    @Colby Fryar thanks for getting back to me, ideally in the 2-4 unit range. Reason I asked is because I've been considering making the move from the east coast at some point.

    @Cody Barna  These can easily go for over $100K per unit.  The market is very hot although these prices might seem appealing to you-  I don't know.  You might be able to find a run-down duplex in a not so hot area for $120-$150K.  Then again I have been focusing on larger properties so I'm a little out of the loop on these. DM me more some agent contacts who can set you up on a great drip campaign.

    "The Definitive Guide to Underwriting Multifamily Acquisitions: Develop the skills to confidently analyze and invest in multifamily real estate"

    I'll talk to Robert about how he approaches underwriting, and then he will show his model and talk about preferred equity and other nuances of underwriting we may not be aware of.

    This is a great opportunity to learn from someone that developed his own underwriting model, and wrote a book about it!
