I self manage our rentals (we had been using Empire but I want happy with their services) and use Cozy to run background/credit along with all the paperwork. I use Amy Wade Brown as my Realtor when I need boots on the ground or to run a contract. She’s been really great when we’ve needed something. I used Lane Home inspections for our last purchase inspection and wasn’t happy. His roof ‘inspection’ was done with binoculars and he missed almost a 5k repair that was fairly urgent—so you may not want to use that co. either. So far I’ve only had minor repairs and have used Angies list to find most of my people. I’m new to BP so I’m looking forward to seeing how their contractor matching services work out. If you need large remodel work I’ve heard JNB Services does good work in the Wiregrass area but I have no experience with them personally. Good luck and I look forward to seeing what deals you find!

Try JNB Services. I haven’t worked with them yet but I’ve been following them on FB for a few months now and it looks like they are a one-stop shop. We are also out of state (for now) and have yet to tackle a fixer upper. I’d love to hear how it goes with whomever you work with. Good luck!

Check out Huntsville and areas north just along their major highways. I work for a builder, a lot SF investors laying roots here. Instant equity gains after the build is complete, easy to manage, high demands.

Hello! How is Dothan working out for you? I am not in Dothan, I am in Hawaii but I have been extra interested in Dothan for some years now. Did you ever find a property manager in the area to work with? I reached out to Tom West company property managers via email last month, didn't ever hear back from them. I inquired recently about some single family homes for sale in Dothan all priced at $50,000 roughly. Interestingly all were held by some type of LLC and a few were held by the same LLC. I still would like to purchase there and rent out because the price is right for me. This is just my experience so far. I'd love to hear yours.
