I self manage our rentals (we had been using Empire but I want happy with their services) and use Cozy to run background/credit along with all the paperwork. I use Amy Wade Brown as my Realtor when I need boots on the ground or to run a contract. She’s been really great when we’ve needed something. I used Lane Home inspections for our last purchase inspection and wasn’t happy. His roof ‘inspection’ was done with binoculars and he missed almost a 5k repair that was fairly urgent—so you may not want to use that co. either. So far I’ve only had minor repairs and have used Angies list to find most of my people. I’m new to BP so I’m looking forward to seeing how their contractor matching services work out. If you need large remodel work I’ve heard JNB Services does good work in the Wiregrass area but I have no experience with them personally. Good luck and I look forward to seeing what deals you find!

I’ve found that there is a great market for high-quality tenants in Dothan. We have 2 class A/B+ properties on the west side. Last turnover I had zero days vacancy on both.

Seems like property management is scarce in Dothan, I'm actually looking into the Dothan area right now and not finding any property managements for multifamily units.
If you guys have any referrals, would definitely be interested in connecting!

@Jeff Sullivan@Victor Phung I'm a full-time investor, broker and wholesale as well in Dothan. I've used Forrest and Fields to manage my 8 unit for 2 years. They do fine with my 8-unit but I've heard of others having issues with them. Sherly Shoupe does well with property management and her cell is 334-685-0528. I know she is hungry for more to manage and has a ton of experience managing.
I know @Josh Chapman and he is a super solid investor and great person to know. He knows the Dothan and Enteprise markets very well so if he recommends someone check them out.
@Turo Tales I'm focused on acquiring more rentals and wholesaling/flipping. What are you focused on and are you still buying in the Enterprise and/or Dothan area?

We recently closed on a a couple of units in Enterprise. Had to replace the sewage lines on one, then we'll have 2 more that need to be renovated before renting out.

Hi everyone. New (again) to the area. I was stationed at Rucker about 19 years ago and now under contract to buy a home in Enterprise for a buy and hold rental. I know everyone wants to keep their contractors a close secret, but I'm looking for one. I live in California and thinking about just flying out to do some minor upgrades prior to renting. It's like pulling teeth to get a contractor quote. Everyone wants to talk "whats your budget?" "Sure, I'll give you $5k worth of work." But no one will give a quote on an actual scope of work. First deal, so probably newbie problems.
