Hey, New to BP!!

I started my investing journey in 2018. I done a live in flip just outside Nashville. I sold in 2022 and made enough to pay for my next home in cash. Last year I bought a small trailer park in good condition. It has 4 units that I own. Its cashflowing pretty  well.  I have quite a bit of equity in this property. I bought at a good price. Nobody told me to do any of this. I had no guidance at all. I just done what makes sense. Nobody in my family is into real estate.
Right now Im trying to do some wholesale deals to build my war chest, so  I can be more confident to pull the equity out of my property and do another one. Im brand new to wholesaling. Im new to the community. Im just so ready to keep going!!!!! I really want to have people in my corner. I definitely need investors. I have a house that should be under contract within a month. I NEED A MENTOR!!! Im an hour outside Chattanooga in an up and coming area. Bolt farms treehouses are up here. The caverns, coalmont OHV park, big foot adventures, savage gulf state park, stone door, fiery gizzard trail, mountain goat trail.

If anyone wants to reach out to me PLEASE FEEL FREE

@Hunter Hampton Mentors are great, but they are hard to come by because they are organic. You find them within your circle or just outside of your circle, not so much on a national platform.

Who in your circle or just outside your circle has experience in real estate? If the answer is no one, then you need to get into other circles.

Are you going to your local REIA (Real Estate Investor Association)? There should be one located within an hour of you that meets up monthly. Additionally, are you going to any real estate conferences and connecting with with people there? I would say those are some great places to start.

The BiggerPockets Conference wi going to take place in Orlando in October. That may be a great place to find people. If you want to be bold, have a shirt made that says, "I'm from Tennessee. Let's connect." And then a picture of the outline of Tennessee on it. It will be a great conversation starter. Anything like that can be helpful if you are looking for a mentor.

A mentor may or may not be involved in the specific real estate that you are interested in though. So if you want to just get better at a particular area of real estate, consider getting specific coaching in the area of real estate that you find interesting.

Coaching is different than mentorship. Coaching usually has a cost and there is often a contract that both parties agree to. Coaching can often get you the knowledge that you are looking for quicker than a mentor can because a coach has a contracted obligation to teach you or show you whatever you have specifically agreed to. A mentor on the other hand is someone you look up to where teaching can occur but there is no obligation for it to occur.

As mentioned I would go to bpcon and create a specific focus on why you are there and what you are seeking.

You’ve already built a solid foundation, especially having a cash-flowing property with equity. I like the idea of using wholesaling to build up some extra capital before making the next move. When you’re ready for another acquisition, I’d look at all the options before automatically pulling equity out of the property. Depending on the deal and how the numbers look, business funding could also be another tool to help cover things like operating capital, rehab costs, or other business related expenses while keeping more of your cash available.

Thank you so much Nicholas, I really appreciate that man. Im excited to go to this meet up. I just really wish I had people I could sit down with that could be like this is how we run numbers and this is how we do things, ya know. Im listening to bigger pockets pods like crazy. Its just like astrology to me ya know its all new. I know it will get easier if I keep seeking.

@Hunter Hampton Congrats on what you’ve accomplished so far! It sounds like you’ve built a solid foundation on your own.

If you’re looking for funding options for your upcoming deals or want to understand how to leverage your existing equity, I’d be happy to connect. I may be able to help with lending options and get you pointed in the right direction.

Feel free to reach out. Happy to connect and see how we can help!
