I don't personally wholesale but I know some in the area. Feel free to contact me if you'd like their contact information. I started out flipping and turned the profits into rentals. I just buy rentals right now. I also work with new investors starting out buying rentals.

Tivon, i saw that you want to network with atlanta investors. Im in the same situation, just starting out in wholesaling by myself. I work with an investor out here in Arizona but I am moving back to GA next year and I split my time between here and there trying to familiarize myself with the area once again. Have you been actively investing since you posted your topic and if so, how's your experience been? Im also looking to go into wholesaling and of course building long term relationships with people I can work with over the years in the future. Hope to hear from you soon!

I'm also located in Atlanta. You can try both the GAREIA and AtlantaREIA. Both are great starting spots for Atlanta investors. Peter Pasternack also has a great event once a month call ATL Connections. Look them up -- we usually have booths at all of them.

Tivon, what are your buyers looking for? Right now I'm working on 2 lots, (one being a 3 acre lot but it is west GA), a duplex (needs 12-15k rehab), and 2 condos . Not in upscale areas, but in parts of town that is being built up so potential for high value on buy and holds are good. Let me know which of these your buyers would be interested in. I live in Canada, however my partner lives in Atlanta. She has a property management company and we are investors. She has many houses at different prices ranges with tenants. She does everything from A to Z, to help you either flip, or cashflow. Let me know if she can help you.

Congratulations on starting to invest in Atlanta. It sounds like this market has some great potential. I have been compiling some data to compare the overall market in Georgia to that in Atlanta. Did you know that Atlanta has half of the foreclosure rate as the whole state. There are only one foreclosure for every 905 homes where the state is at a rate of one in 431. I would love it if you would take a peak at my data and tell me what you think.

National statistics reveal that foreclosures fell by one percent year-over-year in April 2014, which is almost four years in a row that foreclosure activity has fallen. Banks and other lenders are initiating fewer notices of default against homeowners, and the rate – currently around 115,000 homes beginning the foreclosure process each month – is nearing the 2006 rate of approximately 85,000 per month. This indicates a much more stable real estate environment.
