Hey everyone,
I'm currently working in land acquisition for an investment firm based out of Houston and am looking to expand operations in Austin, TX. I'm starting out with luxury single family homes and would love if anyone could recommend me some builders they have worked with. We are looking to pay at least $1M for the dirt and will put up the equity for the deal (among other possible term structures). Can give more info if needed!
Are you looking for a builder partner or GC for the build?
I completed a teardown/new build with a builder partner where the finished product sold for $1.27 m. Same builder is working on another project where the final product is projected to be in the $3 - 3.5 m range.
Not many builders in that segment on BP, best bet is to drive the areas you are targeting and see whos building there. Any plans for Dallas? Park Cities, Preston Hollow or Lakewood?

I figured that might be the case. Do you think there are other areas of the site that work better? I don't use the forums enough.
I think we eventually will be in Dallas, but I will be focusing on Austin since I was already planning to move there when I found this opportunity.

Since making this thread I have met a few builders, but I was suspicious they were inflating the build costs when I asked them for more info ($250-$300...). Does anyone happen to have a rough estimate of build costs/sf for a $2-$3M spec home build in Westlake Hills or Tarrytown?
