Which layout is more desirable 2/2 or 2/1 to rent out?

Hello, Y'all

Which apartment out layout is more desirable to renters 2/1 or 2/2? My renters are going to be families in my hometown. Also, any other advice to attract renters to my apartment? For example rent price or which bills to include.

This seems like an odd question - who wouldn't want an additional bathroom, and why would anyone prefer a 2/1 over 2/2?

All else being equal, a 2/2 is more desirable across the board. Depending on how they are configured, they are also much better for roommate situations, which can open up a larger tenant pool.

As a landlord, you generally want to pay as few utility bills as possible. The ideal situation is when a tenant pays for all of their own utilities. However, this may not always be possible - often with multifamily properties, multiple units may share one water meter, for example.
