We use Sandra Wortham. She's quite good. Whatever you do, stay away from Brown. We interviewed them and got a bad vibe. Checked them out and found there are a loooot of problems.
@Account Closed I'd be interested to know if you find a good one. I recently purchased a property in Wichita Falls and the PM that I had planned on using didn't pan out. If you want to chat some more about that market send me a message. Maybe we can learn some things.
Sandra Wortham can be hard to get in contact with. She rarely answers her phone. Also, I second the comment to stay away from Brown.
As to who is a good manager, it depends on the property. Some managers are better at managing the "A" properties and some are better at the "C" properties. What streets are your properties on?
Wortham has a new assistant now that's much better at communication, I think. She's also starting to use online software (hello 2018!) to track your accounts. It's been better the past 2 months than when we first started with her. There's also an older couple named Fieldsend who are very nice and very thorough. We just wanted to go with a bit of a larger PM outfit, but if you only have a couple of properties, they would probably be very good, too. Retired real estate agents.
@Casey Fransisco I have a PM that I have spoken to, but whereas we have not done business yet I could not make a recommendation. Could you message me the name of the PM that didn’t work out? Hopefully it’s not the one I have spoken with.

Josh, do you have any recommendations for the PMs that can manage small "C" class apartment building?
