I'm considering adding an attached 400 sq ft casita to my home. I'm trying to estimate the appraised value of my home including the proposed addition. The casita will have a full kitchen, bath, hvac and it's own entrance. The addition's exterior will match my current sfh property. Does anyone have a ballpark figure regarding what percentage of my current ppsf I can expect for this sort of addition? Appreciate any comments!

Impossible to determine without knowing the address and running comps for homes of similar size and if they have a casita
A 1000sf house vs a 5,000 house a casita will not be worth the same
Best bet is to speak to a local realtor but typically adding it will not reap significant reward and the addition will be a lot more than what your home increases by

@Bryan Place an appraiser might have a hard time getting comps that have an ADU, so they will most likely be conservative and only give you something like $100/sqft or maybe less, but if it's attached to the home and you make it accessible from the interior then the square footage can be counted as part of the home and it will likely be worth significantly more, something like $200+/sqft. Technically this means it's not an ADU, but I have heard of people doing this for the permit and appraisal and then closing off the interior connection to make it a rental and then just make it easy to re-open the interior connection when you go to sell if you still don't have comps to support the value.
