What is the recommended exit strategy for a First-time Investor?

Although I am very young, I am working towards building capital to buy my first investment property. Having wholesaled numerous investment properties to my investors, i've received varied advice from all of them. What exit strategy would you recommend for a First-time investor?

@Diego Martinez the ideal investment would be one that doesn't need an exit strategy but you have one if needed. Selling an investment property at a lease vacancy is a common strategy used by investors. Some find renters and then look to sell if it is performing well and you have a good vetting process for your tenants.

You should evaluate the various strategies before committing to a deal. If you are buying to flip, could you rent if you got stuck with it without losing your shirt? Play devil's advocate and see what comes up and you will likely pressure test your exit strategy.

@Diego Martinez My strategy is long term buy and hold. I did not go into investing with a plan for an exit strategy.

The only property I have sold was because of a physical issue that we ended up not being able to remedy which created a liability nightmare for me.

After several months of trying to find a contractor I determined the liability was too great and listed the property.

Unless you’re planning to do fix and flips it may be easier to figure out what your financial goals are for the property and let that dictate your end results.
