Solid question. From working with a number of owners in the area, one common challenge is just how much neighborhoods can shift within a small radius. What works great in one spot might be a completely different story just a few blocks over — so choosing the right location really matters.
Lately, some folks have also mentioned rising rehab costs or getting solid contractor bids that actually stick to timelines. And of course, as inventory tightens, finding deals that still cash flow without heavy lifting has gotten trickier.
Curious to hear what others are running into — always good to compare notes.
