NH Rural & Infill Development – Seeking Capital Partners, Engineers, or Builders!

Hey BP community,

I’m active in rural and small-town New Hampshire development, focusing on commercial infill and raw land plays that most overlook.

We’re not chasing massive multifamily or dense urban rehabs; we’re building value where there’s real need:
➡️ Flexible zoning
➡️ Minimal competition
➡️ Reasonable permitting timelines
➡️ Strong upside on build-to-hold or build-to-sell

Projects range from contractor bays to custom rural lots, all with a focus on low overhead, fast turnaround, and value-add from the dirt up. We’re using steel buildings, slab-on-grade foundations, and plug-and-play layouts to keep things efficient.

Right now, I’m looking to connect with:

  • Capital partners (creative or traditional)

  • Civil engineers familiar with NH towns

  • Builders, subs, or operators who want to team up on boots-on-the-ground deals

Got full documentation, utility access confirmed, and zoning in place on multiple parcels, we’re just dialing in the access and site work.

    Right now, we’re focused primarily on southern and central New Hampshire, with active projects in Greenville, Antrim, and Manchester. Most of our work is in rural or edge markets where demand for functional contractor storage and mixed-use space is growing, but options are limited.

    Always open to connecting with local agents and collaborators who understand the needs of trades, logistics, and build teams in those zones.

    Very nice! I am personally more on the seacoast market, but have heard and seen great things in the Manchester market. Where did you build the contractor storage and how did those work out for you? I have seen them built here and sold off as individual condo units, rather than kept as rentals.

    We’re primarily active in the Manchester and surrounding rural markets. The contractor storage units you mentioned are something we’ve seen perform really well locally. Instead of selling them off individually, we’ve focused on holding them as rentals to create steady cash flow and long-term appreciation. The demand from tradespeople and small businesses has been strong, and the model has been easy to scale.
