What would you all recommend with someone doing a long-term live-in flip that I will plan on renting in the future.

I am working on painting and adding LVP flooring to the living, dining room, and kitchen. I will be adding a 1/2 bath in the next two years. should I try to change counter tops, the sinks, vaneties?

Anything helps.

Thank you!

Hi this depends on the condition, your threshold for living in a dump and how hard you will be on it while living there. When I did live-in flips the first things I did were roof, HVAC, windows and hardwood floors. If bathrooms and kitchen were livable I waited until I moved out to update. Since I have pets there was always a need to paint before listing. My goal was to have the property look essentially new when it went on the market for sale.

Hit the dated stuff first - cabinet paint + new pulls beats replacement every time. Save counter money for that half bath since it adds way more value. What's your total budget looking like?

For this year its roughly 2 grand or more depending. I was mainly looking at upgrading the bathroom I have now, flooring in the whole first floor because it is all carpet. stuff like that
