Advice Needed: Property/Flip Home Support to Transition to Full time Flipper/Investor
Hey everyone, it’s been a while. I took a step back from my ultimate goal of house flipping, and owning rentals for the last few months. I was extremely motivated and excited to get into that first flip but funding was ultimately the issue. I spoke with multiple lenders, hard money, traditional, private, but they all wanted a large lump sum of cash reserves that I didn’t fully have. So I took a step back and got to grinding at my full time job (HVAC construction/install) trying to stack cash the best that I could. I was able to gain a bit but still not where I need and want to be. I recently lost that job at no fault of my own. But with that being said, my goal is still what it always was, and this is to be a real estate investor. Flipping, renting, and building new eventually.
I came here to ask for advice. Given the loss of the job, I’ve been working on ideas to take this time to at least align myself within the real estate realm. Seeing that I need cash flow now to get where I want to be as an investor, I’ve been working on a few business plans. At this point in time I am planning to start a small one man property/flip support service. The idea is to work with investors/real estate professionals like yourselves and help them get these properties prepped, stabilized and turned over quickly. Pre-acquisition, flip, rental support. This will include cleanouts, demo/prep, trash removal/hauling, material runs, yard debris/minor landscaping, punch lists, lock changes, minor repairs, and some hvac if needed.
Is this a service you would be interested in? Any suggestions whether it be for this business model or for an aspiring flipper? I want to be in the real estate game and I see this as my gateway into becoming the investor that I want to be. Please let me know your thoughts. Thanks!
