I found a cute mini campgroud. What would you do with it?

The location is Epic, just outside of Glacier National Park.  The lot has a single-wide mobile home and 2 RV hookups.  It is .62 acres.  $355,000.    Here is the kicker.  There is no Zoning, no Covenants, no Building codes.  Septic is the only thing that is regulated. It is located one block off the main street that leads to Glacier, in the town of Hungry Horse.  Currently has a single-wide mobile that is a short-term rental, 1/2 booked for next summer at this point.  What would you do??
