Biggest bottleneck between finding a motivated seller and getting them on the phone?

Atlanta Investors,

I've been spending a lot of time talking to fix and flip operators in the Atlanta market lately and the same frustration keeps coming up... it's not finding the data, it's everything that happens after.

You pull a list. You have names and addresses. Maybe you even have phone numbers. And then what? The follow-up falls apart. The lead goes cold. You get busy with an active rehab and three weeks later that motivated seller you meant to call is already under contract with someone else.

I'm curious how operators here are actually handling this:

— Are you working probate, tax delinquent, or absentee owner lists or sticking to MLS and auctions?

— What does your outreach process actually look like once you have a list?

— Where does it break down for you most consistently?

Would love to hear from people actually working deals in Fulton, DeKalb, Gwinnett, Clayton.
