1–2 deals… then nothing.

Usually because:

• Capital gets stuck
• No refi strategy
• Overleveraged early

The ones scaling:

• Plan exits early
• Keep liquidity
• Think ahead

Interesting post, for us, we planned to acquire a property a year for a decade. We were saving aggressively in order to move into the next home and turn the current one into a rental. Once our saving velocity could not keep up, the equity & paydown grew large enough to scrape and re-deploy.

Folks can get stuck, but let's be honest if someone owns 3 properties and keeps them forever, they are going to be fairly wealthy and on the upper end of wealth for the age group.

In my opinion a person doesnt need 100's of doors to achieve the goal, 10 will do if you let time expire..
