The biggest lessons in investing is not about finding deals

The biggest lessons in investing usually aren’t about finding deals, they’re about avoiding the ones that quietly fail later.

People underestimate how fragile assumptions can be. Rent projections are a little high, rehab is a little light, timelines are a little optimistic, and debt is a little tighter than it should be. Individually those don’t look dangerous, but combined they remove your margin for error.

Good investors think in terms of durability. What happens if rents stall, costs run over, or the exit takes longer? Can the deal still hold? That mindset alone filters out a huge percentage of bad investments.

And finally, discipline beats excitement. The investors who build real wealth are the ones who consistently pass on deals that don’t meet their standards, even when they feel close. The goal is to do the right deals and let time do the heavy lifting.
