To all my investors out there, what are the top qualities you look for in a good real estate agent? Are you looking for someone who is also an investor? Are you looking for a big brokerage? Are you looking for someone who is always available? Let me know!

Okay, If I give you this advice , I deserve a vote.

After doing of 1000 deals this is what makes a great real estate agent.

1- He takes your calls and text.  He is always available to show you properties, He is always looking

for great deals and will put his client ahead of his own deals.

2- Learn a bit about construction cost, get a good contractor and have him in your pocket so he can guide you through some of the questions and cost of properties. Maybe learn some of the wholesalers in your area because they do find better deals than the MLS, because he will allow you to list his property when he sales.

3- Just be there for the investor.  If you find a great deal call him up and show him that day.

Good luck Brad

David, that's awesome stuff. Thank you so much for that! Given your experience I'm sure you have folks lined up, but if you were looking for new representation, where would you go?

@Brad Piper if you are able to analyze any property from an investment perspective, then you'll have a huge leg up on most agents out there.  Most real estate agents have NO CLUE what makes a good investment property because they don't invest themselves (mind boggling because a license is such a advantage for a newer or local investor).  Anytime a client asks about a property I plug the numbers into my own calculators (Excel) and shoot back my analysis.  Takes me 5 minutes and builds INSTANT credibility.

Someone that listens and sends me good leads on properties like I want.

I'm a broker and wouldn't trust them to be the final arbiter on analysis, you need to learn/do that on your own.

Brad, sorry my response has taken a while.

Go to Keller Williams. Walk in and have the receptionist introduce you to the broker.

Tell him your needs and he will give you a go getter agent!!!!

Or coldwell banker, century 21, etc,  The big boys that have 20-200 agents.
