Just moved to Orlando and I need help learning the new market!

I recently moved from Miami to Orlando to work as a Business Development Manager for Innovative Realty and I quickly discovered the Orlando market is completely different from what I'm used to in Miami. I will be buying my first property in the begging of 2021 and it will be great if I can connect with few local experts who can introduce me to the area and specifications of the market.

How would you approach learning the local market in the quickest and most sufficient way possible?

What should I look out for when buying my first investment property in Orlando?

Which areas do you recommend and where do you see the highest growth?

Where do you see the highest returns in Orlando and what should I expect as ROI?

The easist way in learning the local market would be going through the MLS or Zillow to understand the local market. Run Rental comps in those areas that are highly desirable and then run hard numbers on what ROI would be. There are rentals that are more profitable than others depending on if they have an HOA and Goals.

What should I look out for when buying my first investment property in Orlando?

It all depends on price point and your goals! what do I mean? are you paying cash? financing? are you looking to cash flow monthly? Each individual investment will be a different answer for each and where you should or shouldnt buy

Which areas do you recommend and where do you see the highest growth?

Currently the highest growth areas are Lake Nona, Avalon Park Area just to name a few... but most of Orlando is pretty good for ROI.

Where do you see the highest returns in Orlando and what should I expect as ROI?

This depends on goals and what your looking for specifically. you can usually see cap rates at around 7-8% give or take and then with management company at about 5% depending on the management comapany.

It seems like everyone is mentioning Lake Nona as the new hot spot for investments in the area! I will definitely look into it!
