I'm a new investor, looking at a 3/2 ranch near South Cobb High School in Austell. Any insights on that area as a rental market? Also, I've heard to avoid holiday season lease start dates. When is the best rent season for this market? If I could choose (by timing closing) between a Dec. 1 or Jan. 1 lease start date - which should I choose?
I don't have experience in that market, but as a general rule, people don't like to move during the holidays, so a JAN 1 close date would be better you have the choice. Take the next month or so to learn everything you need to market, screen, manage the house and so you are ready when you close.
Tip - if the listing agent has professional pics of the house without furnishings, ask if you can get copies for your marketing listings :-)
