I am a newbie in need of securing an active and current pre-foreclosure list for Atlanta and the Metro Atlanta area (Douglasville, Cobb County, Austell, etc.). Any suggestions whether it be online or other will be greatly appreciated.

My business partner and co-trainer in direct marketing in GaREIA the largest local group of investors in Atl/GA uses;

- Equitydepot.com best source, more expensive, just gives you a spreadsheet but all the data about the house

- realtytrac.com cheapest but comparison finds it has not all the pre foreclosures per county each month. Odd??? But has nice pictures, and analysis of equity per house, also shows REOs. Its a nice service in general.

NOD / preforclosure in my view is an experts lead type. I'm not discouraging you, but being an experienced marketour in many lead types this is the most difficult for a new person to close deals. Way too much to get into why.

A few tips you may not have guesses:  2% thats 2 in 100, are willing to sell and move out of their house.  #1 question: are you willing to sell AND move out prior to the 1st tue auction?  Very very few say yes to sell, and yes to move out.   Do not close a purchase and allow the owner stay in the housee as a renter even for a day.

Don't try to save a seller in the week prior to the Tue auction!!   You'll just waste a week of your life and they will loose the house anyway.  Say:  I can only help you if you say yes to sell, yes to move out by Tue, by 8 days prior to Tue auction, thats the Monday a week prior.  You need that full week to solve all the problems, get casiers check to trustee or bank etc etc.  If professionals say 8 days,. you have to say the Monday a week before your Tue auction, you have to call me back being willig to sell and move out....

The best tip I have:  drive for dollars around each pre foreclosure house, door knock the rough looking houses around these houses.  Stress begets other houses in stress.  NO ONE has those houses on any list.  Those will be rough houses only YOU have.  Skip trace, then most importantly, MOST importantly:  track your leads and call back every 30-45 days.  New folks always stop calling, have no CRM / lead tracking system.  80% of your profit comes from calling back leads 2-6th time.
