Hello everyone! I'm here to talk about if a single family home would do better in this area? or a multi plex? and if anyone has any tips on locations where each one does better !

SFHs are easier to sell and may appreciate better depending on the market. Multi plex will cash flow.
Location is not generally too important as the initial cost will reflect the area.

i agree with Greg. a multi family (imo) is better if your looking for just from a rental prospective ie cash flow and also managing risk. by risk i am referring to; one tenant moves out, you need time for some renos or your processing an eviction and its eating into your time (time=$$). with multi family your still covering your expenses however with single family you will likely need to dig into reserves or your own funds.
from an appreciation standpoint, there is potentially more up side. all depends what your goals are and what you want.

As you being pretty young, if you could get your feet wet and start by house hacking, that would be my suggestion for you. Then move to a 4 plex. Then an 8 unit. Then 16 unit if you choose. When you get to the 8 unit and/or the 16 unit, you may only want to live there a short time.
