Lead paint inspections

My understanding is that any property registered as a rental in the City of Cleveland (not suburbs) must get an inspection. Not sure what you mean by "how serious is it?" Are you asking if they are actually going to enforce it? If so, it certainly seems like they intend to.

    They have every intention of enforcing it.

    Any property registered as a rental in Cleveland is required to do this. They have rolled it out by zip code. Your PM should know more about it.

    Thank you all for your answers. Would anyone be able to recommend an inspector? The lead initiative has a list of contacts but I'd rather work with someone based on a recommendation

    I honestly just called the first company on the list. They were able to come out quickly so I just went with them. They did fine and were actually helpful in having me wipe down the places they were taking samples from before they took them.

    Hello Alexander, 

    It is a very strict and enforced statute for residential rental properties in Cleveland. Our company does have experience with this and has a program that includes the inspection and certification handling. It is important to have an inspection done to ensure that the tenants placed in the property are safe and that the property has integrity. Prolonging this may result in more issues if lead is already present in the property.

    How can one prevent issues from lead? Are you all doing an inspection before you buy the property? IF not what are the potential implications if you buy a property without knowing?

     In Cleveland, it's pretty serious. You'll have to go through the inspection and if anything comes up you'll need to get it remedied.

    Hey Alexander, all rentals built before 1978 in Cleveland will need a lead inspection. I met an inspector the other day at a networking event if you still need assistance.

    Make sure you have this done otherwise they will not let you move forward with your evictions!
