I self-manage and visit my properties once per quarter. I have some properties coming up for quarterly maintenance on Sat 8/26 and Sun 8/27. I'll be going to two properties each day. If you are willing to lend a hand I am willing to talk your ear off about anything real estate. :) If you are handy that is an added bonus....but not a requirement. Each day will be roughly 11am-4pm.
Please respond only if you can commit since I only have two opportunities. (I'll be going to other properties in September). Reply here or PM me if interested.
@Tony Castronovo I'm interested!! And I like the creative approach, get help to make some things easier/faster for you, it's free, and it's a win-win.
I'm available for both days. In addition, when you mean handy.....what things are you talking about? ie. do I need to bring tools? lol My steel toes stay in my trunk. lol
Hi @JP P. No worries on being "handy"....I'm pretty handy (have done full gut job renovations on my own). I've got some light siding repair on one house...maybe trim some large limbs at another...I do have a small AC job but will probably hire someone for that. If the tenant has any issues then we could have a variety of items...but usually I just go and check for leaks, put a little grease on the garage door rollers, check the air filters, etc. I am mostly trying to get my eyes on the property. No tools required (I'll provide). You can keep the steel toes in the trunk. :)
I will put you on the "backup" list for August and otherwise on deck for September with Louis. Will be in touch when it gets closer.
Had to reschedule my maintenance appointments due to Harvey. @Effram Barrett is on for next Saturday. But Sunday, September 10th is open if anyone wants to join me.
Tony, I graduated in April and I am working as a developer for a REIT in Houston. Would love to do lunch and see if we could do some side projects in the future. I have a lot of things I am looking at after the Hurricane.
Thanks @Jessie Nunley. Mentoring is actually a passion of mine. And so is REI....so good combo.
@Joe Dunbar please send me a colleague request and we can setup some time to connect (maybe in a couple weeks after some of the craziness settles down).
@Elmo Vincent will keep you in mind for future opportunities.
Just want to say that I thoroughly enjoyed getting to know @Effram Barrett this past Saturday. Effram didn't complain one bit about the long day. He had a long drive and we started in the morning and didn't wrap up until after 5pm. Got to go to 3 properties and tackle some maintenance while having some good discussion about all things REI during our drive time. I also appreciated Effram's opinion on a particular tenant matter that turned out to be the right way to handle the situation. Well done.
I would encourage anyone in the area to spend the day with @Tony Castronovo and see how he does the maintenance on his properties. This would be very beneficial for buy and hold investors; I really enjoyed myself and now have a new connection in and outside of the REI circle. Thank you sir!
Thank you @Effram Barrett and @Account Closed. Hey Adam, we still need to get a Katy investors happy hour together sometime. How about next Friday (9/22)?
@Tony Castronovo, just discovering this thread now. Please keep me in mind for the next time you have to go to your properties, I would love to tag along. Thanks
@Tristan S. I'll let you know when I schedule some more maintenance visits. Got everyone done this quarter so probably not until November timeframe.
Thanks @Account Closed if I can inspire someone to take action and do something good for themselves then it's all worth it. BTW...checked out your profile and website....you have an interesting background.
