New on BP. Need advice on San Antonia investment properties

I am from San Francisco Bayarea and I own few rentals. I am planning to retire in Austin suburbs in the next 3 to 4 years from my day job.

Austin would not get me enough cash flow. San Antonio seems to be a better place to invest in some properties with good ROI. I could start with a duplex or two or few sfh. If I were to invest 150-200k (35-40%) down payment and borrow the remaining 250-300k for a total investment of 400-500k.

1.Any ideas on what kind of cashflow would I be getting ? 

2.What kind of property would I be able to get for the above investment ?

I am flying into Austin first week of March and will spend a day in San Antonio to check out.

Any suggestions and feedbacks would be great.
