Is Lehi a good place to invest?

I am interested in finding out more about the Lehi market, and the best type of property to invest there. I hear it being advertised as the next Silicon Valley because of the business friendly environment. So far what I see in Lehi is a lot of new construction of office buildings and homes, but I only see a McDonald’s, Chic-fil-a  and a cafe Rio as places to eat around there. Are there any other chain or non chain restaurants? Also I see an outlet, but are there any plans to add more shopping centers there? I don’t even see a Target store there yet. Which I am surprised. I would love to hear about anyone’s thoughts or experiences in investing in Lehi. Thanks!

there is a Target and a Costco on the Lehi and American Fork border and tons and tons of places to eat. The area is growing like crazy. There are several large tech companies already established and more coming in and new office buildings going up all the time in the silicon slopes area. Adobe had a large building there and is currently doubling its size. As far as what type of property to invest in it depends on your goals. I think CF is skinny on most deals that you would see in the area and cap rates are really compressed. But it is an area that has good potential to appreciate. I wouldnt recommend buying for appreciation, but if you are okay with less cash flow or CoC return and just want to be in a really good area with high quality renters then Lehi would be a fantastic place to be in my opinion.

Agreed. As long as the numbers work, it's a fantastic place to invest.
