@Shere Nemaria, Hi, I am a student of Pace Morby's SUBTO mentorship( we prefer to call it a SUBTO Community). I am unsure how the bonus perks that come with the book were advertised. What I see is either You will get access to the SUBTO contracts when you join the mentorship, or you can draw one through an RE attorney. I know the SUBTO contract can be used only for the students in the SUBTO mentorship. We are told not to share any contracts in public for many reasons. The contact for the seller financing, you could get one through a real estate agent in your area. I hope this helped!

- 3yDon KonipolBusiness MemberInvestor · The Woodlands TX / Avon, CT · Member since 2009 · 6k+ posts · 10k+ votesHere’s what’s going to be a BIG result problem of all this Pace Morby Subject To push, publicity and mentorship’s - a LOT of poorly informed, badly and partially educated naive “investors” with no experience doing subject to deals, defaulting on the mortgages, ruining seller’s credit and causing sellers who “defend’ their mortgage obligations to pay thousands in legal fees, default fees, default interest rates, etc. Leading to the Pace Morby “students” being sued by their sellers, and restrictive laws being passed restricting the ability of experienced, knowledgeable investors to do subject to deals and hence cutting off one of the few avenues for underwater home owners to escape a potential foreclosure situation with their credit and honor intact.

I am part of Pace Morby’s subto community. When I first met Pace at clever investor summit in Vegas- I didn’t understand what subto is. So grateful I joined Pace’s community. I’m not only learning to invest - I have met the most amazing people. I door knock now and help people who are in distress. The value of Pace’s programs reaches far beyond real estate. Pace cares about his community. I recently had the opportunity to spend time with Pace in Montana and learn first hand how to evaluate deals, connect with others and have fun all at the same time. I love how Pace just keeps adding value to the Subto community and elevates us all.I have been in real estate for 20 years as an agent and never come across someone as caring, knowledgeable and helpful as Pace, his friends and community.

Hi Shere! This is Thai, also in Subto community since 2020. I hope you found what you need. But if not, just like Kay mentioned ways to get the contract would be through:
- Joining the mentorship
- RE attorney in your State
- JV (join venture) with an experienced Subto student
- Calling title company that have done and still doing Subject to transactions
I hope this helps.
**And about the Subto Community. I joined since 2020, I've seen how much it's growing and that Pace himself in the Zoom weekly to provide values not just in Real Estate but also Mindset and Leadership... And of course, doesn't matter where there're always good and bad apples... as much as they try to remove the bad ones, it's still your job to pick out the good ones.
