Dealbot Pipeline Program by Blair Halver

Has anyone had any dealings or experience with Blair Halver and his program Dealbot Pipeline Program?  I have searched all over and I cannot find anything on this.  His program seems interested, but he don't give much details about the program other than how to do "5 Deals/Mo in 5 Hrs/Wk."  If anyone can give me feedback on this before my over the phone strategy session with this program, I would appreciate it.  What is the price for this program would be helpful too.  Thank you!

I would strongly recommend that you stay away from this program, especially if you are not a highly experienced investor. The program is sold as a "done for you", "Business in a box" "work 5 hours a week" type program and it is far from that. There are high level video training modules but they do not provide the level of detail needed to carry out this higher risk technique of buying homes, especially for newer investors. The focus is to hire a VA to call on FSBO,FRBO and Expired listings to try to find a seller that will allow you to take over payments "subject to" with no money down or little down (which is very difficult to find) and then sell it on a lease purchase. They do not provide real details on the program before you buy in to it. Instead, they charge your credit card over the phone without allowing you to receive the full terms and disclosures of the program. They continue to change the terms of the program so that new people coming in cannot get a refund which is unethical since you cannot review what you are actually purchasing before you are charged. There are new people joining every day at almost 6K a pop and most have never done a deal and yet they continue to prey on these people. I have not seen any actual new member purchase and successfully sell a house to make a profit since I have been a member and there are over 170 members. They don't screen anyone out, they will accept anyone that will pay the entrance fee regardless of the higher risk type investing. The support after you join is mediocre at best, mostly coming from other newbie members in the FB group. I just wanted to warn others that may be considering this program, please make sure you understand what you are getting into before you spend the money, Don't make the mistake I made.

    So many assumptions..some are assuming that Blair wouldn't teach you to use disclosures/acknowledgments? some are assuming the home would be left uninsured. Some are confusing the US code with the Code of Federal Regulations. Some are saying it's "just sub2". There is also the doctrine of implied assumptions, the doctrine of laches, economic value of a mortgage, etc. Did you all know you sell the wrap and cash out the seller once some equity has been built in? Did you know you can borrow against the note via a collateral assignment? (if any equity--no one should ever crystal ball anything). What you are working with is wholesale terms, not wholesale prices. Sub2 can create blended IRR, can lead to you creating split wraps to create tradable 2nd's that you got free and you trade at face value. There are about 10 levels more to a sub2 and everyone is talking about step 1. One should always keep learning.

    @Alan Thompson

    I’m curious about the course and I appreciate your detailed description above. I’m no genius but I think I could figure most things out. What details and technical knowledge did they not cover in the course that a new investor, having “done no deals”, would need to know before taking the course? Looking forward to hearing from you. Thanks!

    Great response from the other perspective. You sound pretty knowledgeable in more transactional RE. Do you have any recommendations where I can get started getting smart on this type of RE vs buy and hold or flipping? Thanks for your time!

    @Leo Brown

    I’m researching the course because the transactional aspect appeals to me. Have you turned your luck around yet? Any new business/results?

    I just watched this pipeline program webinar and was pleased to see a thread on here about the system. It sounds so interesting to me but as a complete newbie, I am trying to be very reserved while I learn the ropes. One could spend $100 here and 5k there trying to gain knowledge. I'm curious if anyone has more follow up to this?

    I was googling info about Blair. I am a real estate broker 20 years. I would probably have to leave the business in order to do this deal because agents would get creamed by any consumer who later decided they had got a "bad deal". Anyways, what I wonder is, why would anyone take deal where the "buyer" of their property takes over payments and there is a sales price and a contract for sale but no closing where the seller gets the money? In the webinar they're saying that the original seller accepts the price but the buyer doesn't have to actually close the deal. This just seems like a truly bizarre deal that no seller would really want to take.

    It's very simple..it's a contract with the price and it's being purchased on terms or subject-to. And that contract can be assigned. If you contract using a trust, you can be the trustee and instead of assigning the contract, you sell the beneficial interest in the trust. Then you can resign as trustee at closing and your successor steps in..it's standard that remainder agents and successors are used with trusts

    I bit on Blair's initial marketing offer, watched the video and had a phone meeting with a guy named Darren, I believe it was.  Darren was supposed to call me on the following Tuesday and never did.  Here are my observations:  1) Darren quoted me $9800, not $5800 so there are a lot of sharks in these waters, 2) the people you are transacting with in these deals are poor souls, so you are taking advantage of weak people - I would rather help them out than make money on them, 3) as others observed, good luck finding a renter/buyer, 4) buying and flipping is easier than managing renters, 5) there are too many people/parties involved in these deals which means headaches, 5) Blair's testimonials are almost all people who are just getting started, 6) if you search for reviews of this program, you realize Blair is indeed a bot and has created a ton of postings so you'll never see what he doesn't want you to see (i.e., dissatisfied customers), 7) if you google the address Blair gives for his business, it is a private mailbox service in Collins, NC, 8) deal testimonials provide very few specifics so you cant verify them.

    Good afternoon all. I too am interested in the Sub2's and L/O technique after being out of investing for the last 15 yrs. It is obviously being done by Blair and his mentor Ron Legrand. Years ago we had a SFH that we L/O with a buyer who put down $15K on a $135,000 purchase price. Does not all RE investing contain risk? I am looking to this site to determine the least amount of risk in today's economy or any economy. You can put out big checks for a small return or much less for the same return or more with Sub2 or L/O yes?

    I'm part of a couple RE masterminds that I've found really helpful-- one in particular that I highly recommend is 80/20 academy.  The resources and ed are great, but so is the community, which has a range of people from newer to very experienced, doing 7 and 8 figures of business. I heard great things from several people in my mastermind about the program and likely will join it myself. One of my peers in the program does very well by using several types of transactional engineering, one of which he learned from Blair-- he only purchased the online course and called it one of the best he's used.

    The apprentice program covers quite a bit including

    - Getting qualified leads (which THEY send over in the first few months)

    - Documentation / contracts / etc

    - 5x / wk help calls

    - Setting up your inbound marketing

    I think other BP threads have a lot of comments talking about how valuable the program was.  Hopefully people saw that thread too.

    I was one of the first 5 people to join Blair's program when he launched it years ago. It is legit, and so is he. I learned a ton about marketing, automation, getting systems to talk to each other, and getting deals done. I am still involved in the program and still speak regularly to Blair. There is no "sham" here -- it takes hard work and consistency. I continue to use many of these marketing techniques and thanks to Blair have even more "tools" in my swiss army knife rather than just being a "cash-buyer" I am able to confidently close deals using many forms of creative financing.
