Mortgage calculators problem

Why am I getting 3 different answers from 3 different mortgage calculators? I'm using the same numbers on all of them. I'm in my research phase of my investing career and I'm trying to get my numbers Dailed in on analyzing properties.

What type of calculator are you using. Also if it is a 30/360 for 365 day amortization that can provide different payments.

Thank Sir for your time. I'am using the BiggerPockets calculator, an app on my phone and I just googled random calculator to cross check my numbers and I'm getting 3 different calculations. I did not know about the amortization calculations. What is the safest to use? Thanks
