How fast are you replying to listing questions?

If a buyer messages about your listing at night… are you actually replying then or seeing it later?

Feels like a lot of deals come down to who responds first.

Are you handling that somehow or just catching it when you can?

I usually respond within 24 hours or less and often sooner when possible. Quick response time definitely matters, especially in a buyers market.

@Chris Seveney your example says it all — 300 days on market and not a single response to a Sunday text. That's not a lead problem, that's a response problem.

Janice, 24 hours is solid and better than most. But the gap that hurts the most is the overnight and weekend window — when a buyer messages at 11pm and the first agent to reply by 8am wins the conversation.

The agents who are winning this aren't necessarily faster people — they just don't rely on memory and availability to drive follow-up. The acknowledgment happens whether they're awake or not.

@Kelvin Spratt — of the agents you've been watching, is the slow response coming from not seeing the message, or seeing it and not prioritizing it?

@Chris Seveney that florist analogy is perfect. The inventory doesn't stop moving just because you decided to. A buyer who's ready on Sunday night isn't going to wait until Monday morning out of respect for your schedule — they're going to work with whoever shows up first.

The agents who get this don't work more hours. They just make sure something is always on.

I had one agent tell me "they do not work weekends". I was like WOW. To me thats like a florist not working valentines day or mothers day. Like wow. just wow.

Honestly, with the AI tools out there now, this should be pretty much instant. There’s a lot of tech that can handle this automatically these day

I would not trust AI to answer RE client communications. I am not taking the liabilty on for AI answering something wrong and loosing my license. If I am sleeping, they can wait until I wake up. If I am awake, I will answer within a few hours.

If I have a rental listed, I always respond within 24hours, usually faster.

I'm an agent as well, and while I wouldn't answer in the middle of the night, my goal is to answer client communications ASAP.

This weekend I texted 4 agents about properties that have been on market for more than 300 days, it's Sunday night and not one of them has responded (also sent an email).
