Ryan nailed it. On the residential side same story — AI is great at reading documents, condensing tedious data work and automate repetitive work. Not good enough yet at making decisions with your money.
I use it to extract, organize and mass process judgement-free work for my underwriting. I use it to assist my decision making rather than I reply on it for decision making. Those are two different problems and most tools in this space pretend they're the same.
Edit — clicked send too early. On AI chat bots: I built an LLM-based chat bot two years ago when LLMs first emerged. Some of the largest realtor firms in my market used my chat bot, all my tenants (a few dozen) used it. Honest feedback was mixed. It saved some time handled 95% of cases fine but the headaches in property management are always the 5% long tail events, and those still need a warm handoff to a real human. Back to my corporate days, I was in charge of one of the largest AI chatbot workflow systems (a few million transactions a day) in the world — we spent 99% of our engineering/product budget trying to solve that last 1% of edge cases. Classic last mile problem even persists today with more powerful AI models.
On future bets: I'm bullish on AI in RE but not to replace judgment or a piece of software just miracleously converts leads into dollars. AI will make junior-level data processing, parsing, and repetitive work faster and more reliable. More work gets done, more profit gets made. I'm a believer in Jevons paradox here — AI won't destroy jobs, it'll create more. Jensen Huang already confirmed at ground zero that Nvidia's software engineering headcount went up not down thanks to AI. Job descriptions will shift, dollar per person generates more value, companies grow with more head counts. My business is hiring more and we are fully plugged in with AI. Same thing will happen in RE.
