I’m starting to think the first-pass rehab estimate is not enough anymore.
A house can look like a decent deal until you realize the roof age, old electrical panel, HVAC condition, plumbing, or foundation notes might create insurance issues, lender pushback, or a much bigger scope than the original number showed. For investors making offers quickly, are you using any tools or process to screen that stuff upfront, or is it still mostly contractor/agent gut check during diligence?
