Twitter has been an incredible resource for me personally, as well as for BiggerPockets. I strongly recommend everyone learn to use it as an engagement and marketing tool.

I love this thread. Communications is so exciting right now, business & personal, because of the new mediums that have evolved.
That said, you have to ask one question - "Can I manage another stream of contacts?" If you already own a website, phone number, email and now will expand to social media that requires time management.
Be honest in the expectation as well. Don't assume it's for "networking" or "leads" if there's no way for you to:
1. Follow up in a sufficient window that a relationship is initiated
2. Track leads from social media and conversion rates if this is a component of your marketing strategy.

Excellent points David. Between Facebook, LinkedIn, Twitter, Naymz, Merchant Circle, blogs, newsletters, etc., managing social media is almost a full time job.

David, yours is a reasonable and understandable concern. Time is finite, so it must be delegated astutely. That said, if a train is coming right at you, you're gonna have to move out of the way even if it's not on your calendar. Know what I mean?
If a professional assesses the actual value of engaging prospects with social media vs the opportunity costs of ignoring it, the path to choose is clear. Also, since nearly all platforms can be managed from a single smart phone device. Responding to tweets or any other communication is not less convenient to responding to any other email or voice mail technology you're already using.
It's not much of a time issue as it is an education issue. Learning how to effectively use the technology improves your efficiency to such a degree that the time is recouped and then some. It's one of the biggest and admittedly important issues I address with clients.

@jasonlt and @thepimco I use tweetdeck as it allows you to manage multiple twitter accounts and it very user friendly. I see twitter being a large part of the business world and generating a lot of revenue for those who utilize it correctly.

Without a doubt, social networking media is a useful tool, which allows you to remain current and connected with news and people in the real estate business. The only drawback is that you might experience increased email from spammers when using social networking sites. In addition to networking benefits through Twitter, you could also use MySpace, Friendster, and Facebook, which gives you the chance to market your listed real estate and/or property. The key to success is creating a message that will intrigue readers enough for them to take action. By providing a link, the goal would be for visitors to click through, which would increase traffic to your website and boost conversion rates of visitors becoming actual clients.

A lot of people utilize tweetdeck, but I've hear that it uses a lot of your system resources. Has anyone experienced significant system slowdown when running this app?
I use socialoomph.com to schedule tweets, which works well.

Twitter is total ADD if you don't approach it deliberately. I wouldn't write off an entire platform though. There are tens of millions of people there, it's highly organized and easy to manage. There is a ton of value there; I've met business partners and many clients there. Twitter has made me a lot of money and sends me traffic daily. It's worth a bit of time to learn it.

Initially I was very skeptical of it as a social platform. I just couldnt understand why I would want to know what Demi Moore was doing, but now that I have used and understand it better, I can certainly see the appeal to it.

Give this man a cigar! If there is no way for you to monetize your contacts on social networking platforms or to market yourself then you need to mindful of the amount of time you invest. How many people have actually sat down and thought about a comprehensive plan on how to market their business on social networking platforms?

For something that accommodates 140 characters Twitter sure seems to have a lot of if, ands, 'n buts around it. We've been using it for a couple of years now and above and beyond all else what we've found is that most people haven't evolve 'twitterily' enough to really make use of it in an efficiently beneficial manner...
You may or may not have noticed that people who are savvy enough to be dangerous grasp twitter and immediately gun for as many followers as possible by pursuing the latest internet marketing guru fad such as following as many people as possible and banking on reciprocated return follows and then unfollowing non followbacker (typically using Twellow), buying twitter followers off eBay to the tune of $.01 or less per follower, or simply getting some VA off eLance to do it for you.
With the recent glut of PeopleString, YourNight, and Insomnia Marketing Group type programs that "train" people social networking sites have become a room full of screamers, so there is a lot of static and the idea of being able to pick up organic followers is daunting.
I run the Minnesota (MnREIA) here and we have an online training business that provides websites and when we use Twitter to push those businesses it is in a drastically different manner and mind frame than when we use it for investing and generating leads.
But in both cases (micro & macro) Twitter is a supplemental marketing tool and an additional point of contact. If you don't already have a marketing campaign and presence that can stand on its own then placing your bets on Twitter isn't going to lead to a windfall of leads and profit.
Regular people still have to grow into integrating the real benefits of Twitter into their life if we're ever going see the desired results that come with lead generation on Facebook, but with these God Forsaken PS, YN, IMGers poaching them as they seek information on how to use Twitter they'll be turned off for so long before something or someone comes along and properly explains it to them.
Twitter is a tool and if you're doing it because people are telling you it's a must use tool then really do your research on it... a screwdriver is a great tool but it won't do you one iota of good if you're hammering a nail.
I think I'll whip up a blog post on this while it's all surfacing.. :) BtW I'd love to have some more colleagues here on BP as I always love to talk real estate shop
