Fix and Flip Management Software

I'm wondering if you have any recommendations for fix & flip software. I'm NOT looking for lead generation or CRM or property analysis or ARV tools. I just want management software after acquiring the property. Till now, I'm using excel spreadsheets to manage my operations but it is getting tedious with multiple projects. I'm looking for web based software that can analyze deal, Manage/capture costs, do accounting (expenses, holding costs etc), assign tasks, reminders to team of fix & flip project. Also, my employees should able to login and enter expenses for a project. I researched this forum and found so far below - Are there any other products available ?

I'm the founder and creator of both the HouseFlippingSpreadsheet & FlipperForce products.

HFS is an Excel or Google Sheets based spreadsheet, but it sounds like you are looking for something more web-based?

We are currently beta testing my new FlipperForce software which is similar to my spreadsheets except it's completely web-based.  For Project Management functionality you can create Project Schedules, Manage & Assign Tasks and Track Expenses.

Ultimately, the goal is to have User Management so you can have multiple team members and push notifications, reminders to keep everyone informed.

A few other products you might want to consider are below:

  1. BuilderTrend/Co-Construct - Home building project management software specifically built for custom home builders.  They have a lot of functionality, but honestly there is a steep learning curve and it is probably overkill for most rehabbers.
  2. TeamGantt/Gantter/MS Project - Gantt Scheduling Softwares for creating Gantt Charts & Timelines, & managing tasks.
  3. Trello/Zoho Projects/Basecamp/Workflow - General project management software that includes Tasks, Gantt scheduling, calendars, project forums, document storage & team collaboration tools
  4. Podio - Customizable system that allows you to build workflows, track tasks, etc.
  5. Smartsheet/AirTable - Provide spreadsheet style platforms with additional functionalities for uploading documents/images, assigning tasks, calendar, images, etc...

    Thanks for your quick response. I checked your web based software FlipperForce but it doesn't support multiple users at this moment. I like to give access to my team members so they can enter expenses to multiple projects whenever they incur. Let me know if I'm missing any features. Thanks

    Hey Mukesh,

    Yep, that's something that we are working on...Hopefully by the end of November you will be able to add multiple users to your Account, as well as grant permissions/limit access to certain projects, tools & reports...

    It's a bit of work in progress, but it's getting there!

    I am looking at your FlipperForce app - I am entirely mobile and need a powerful app - been using Asana but I would love a company to put out an app specifically for managing flips once I acquire them.  I also don't want lead gen - just an awesome flip tracking mobile app.

    Have updates been made for others to add info?

    Hey Stuart, I replied to your PM you sent me.

    We do not have a native mobile app, but Flipper Force is a web app so it's built to be mobile responsive.

    Admittedly, I think you will get more power out of our software by at the very least using our web app on a tablet device.  Our FlipperForce web app has some pretty detailed tools such as our Repair Estimator & Project Scheduler which are ideally used on larger devices so you can get the full functionality & user experience.

    Overall, I think it will be hard to find a dedicated native app that is specifically built for managing flipping and rehabbing houses.  Most SaaS software platforms start by building a web application and then add native apps down the road. Usually the native mobile apps have limited capabilities and don't have the full functionality of the web applications.  

    As I mentioned above there are some general project management/task management or construction management softwares that have some pretty solid native apps (Asana, Trello, Clickup, Zoho, AirTable) but again they aren't going to have the full web app functionality.

      BuilderTrend & Co-Construct probably have the best native apps for home builders & remodelers so you may want to check them out if you are only wanting to use a native app.

      I recommend to take a look at Rehab Valuator software, very good for managing project expenses and draw requests on rehab projects.
