Advertising PPC or FB Ads?

Question

Can yall tell me if you prefer PPC or FB ads? I usually get leads from PPC (Google) costing me around $350 per lead. I've tracked this over a year. Lately, I've been doing FB ads and have seen more leads for around $50 per lead. In the beginning, I saw that there were several FB leads that were bogus. Some people just either accidentally or intentionally input the wrong info.

I do find motivated sellers on Facebook. I get around 40 leads per month thru Facebook. Re-marketing or Retargeting on Facebook works I have been using the pixel on my website for a long time. The best thing is uploading our mailing list and creating a lookalike audience. It also works best when you exclude people who have already filled out your form so you don't serve ads to them again. The numbers seem to work in favor of Facebook.

Hey @Ricardo Baker! I agree with most others in here that there are different used for both. I've always used Google Ads to obtain leads that are much more centered around intent. In most cases, leads that show motivation have a problem "right now", and showing up in Google search results via organic or paid allows you to try to provide them with a "right now" solution.

Facebook Ads used to be killer for lead generation. There were a lot of bogus leads yeah, but the cost to get actual leads was comparable or lower than PPC. With all of the new rules related to Facebook marketing and real estate, I stick to retargeting through Facebook.

So I prefer Google Ads, but Facebook has it's own purposes too.

I'd recommend approaching this with the mindset that at some point you are going to be doing both. If you are closing your PPC leads then I'd say keep that going but start exploring Facebook retargeting by setting up a Facebook pixel on your website and start tracking those that are visiting your website.

Ultimately that's going to help increase the number of leads you get every month overall.

If your PPC leads aren't closing I like Facebook a lot as a starting point because I see that the leads are less competitive being that they are a broad prospecting lead and they are less expensive but you will spend more time trying to convert these. If you have custom data like direct mail, cold calling lists or texting lists you can upload this very easily to Facebook and use that as targeting points rather than trying to go broad or find targeting through interests.

If you are going at this without any data then I would recommend starting with a few small campaigns like traffic, or video views so that you can start collecting audiences that you can use as your motivated audience indicator and create LAL audiences based on that particular audience so that Facebook finds more people like the ones that have already shown you that they are interested.

I had a question...in regards to FB Ads. Because we are investors and wholesalers and our Ads are related to selling of a house. Do we have to be placed in Special Ad Category now? My Ad got rejected because said i had to be in the Special Ad Cat...but now I can no longer choose my top investor selling Zip Codes. Im bummed about that. What is your experience and I am.correct we can no longer choose locations???? Or is there a way around having our Ads fall into the Special ad Cat????  Thanks for advice  Krysta
