Investment Info:

Single-family residence buy & hold investment in Fayetteville.

Purchase price: $61,000
Cash invested: $22,000

- Brick 3/1 SFH
- 1100sqft
- Built in 1954
- Located in Fayetteville, NC

What made you interested in investing in this type of deal?

Market is great for cash flow potential

How did you find this deal and how did you negotiate it?

I was looking at 2 properties with my realtor and we happened to pass this FSBO in between the two. My realtor was proactive by calling to inquire for me, then told me to guess how much they wanted. My guess was high, but he agreed it was worth the number I guessed, so we made an offer to buy AS-IS. In between our initial walk through and the inspection, the package HVAC unit went out and the seller graciously agreed to take half of that replacement cost off the purchase price!

How did you finance this deal?

Conventional fixed-rate mortgage with 25% down

How did you add value to the deal?

- Had package HVAC unit replaced the day after closing
- Installed new ceiling fans in each bedroom
- Installed new vent fan above stove

What was the outcome?

- Completed all rehab/repair items within a week of closing
- Had tenant sign lease and move in within 2 weeks of closing
- Currently cash flowing just under $300/mo

Lessons learned? Challenges?

- Appraisers are reluctant to accept jobs in areas where there are few comps to compare to, so must either request appraisal early if in similar type of area or be prepared to pay more than normal as incentive to have appraisal completed on time
- Have separate bank account already set up when preparing to make an offer on any property, so that all financials pertaining to that property are routed through the same account from the start, making things easier come tax time

@Zachary Rymarcsuk Congratulations on your first rental property! We are also looking for our first in Fayetteville, NC. Would you please share your realtor with me? Communication has been lacking with the company we reached out to thus far.

    Congratulations! For the $22k investment is that separate from your purchase price? Or all you all in at $61k? I’m extremely interested in the Fayetteville market and appreciate the information you provided. Good luck and you continue

    @Scott Gaspar

    Thank you!  The $61k is the total purchase price, so after a 25% down payment, I've got a mortgage for about $45k.  $22k investment includes my closing costs (due diligence, appraisal, inspections, down payment, closing fees, etc. for about $17k) and rehab costs (replacing package HVAC unit, installing ceiling fans and vent hood, new door knobs and locks, touch up paint, caulk, etc.).

    Please feel free to reach out if you have any other questions about the Fayetteville market and/or some connections in the area.  The Realtor and Property Manager that I work with have been great!  My Realtor actually brought another deal to me a couple of days ago and we are working on numbers now.  That property is just a couple of blocks away from this one!

    @Zachary Rymarcsuk Thanks for posting, very cool :)

    Would you mind sharing the deal breakdown, namely the rent - expenses (vacancy, PM, maintenance, capex, taxes, insurance) showing how you arrive at that cashflow? Thanks and best wishes!

    @Whitney Chavez

    I'm sorry to hear that the communication has been lacking with the company you've reached out to thus far.  I had the same issue before finding my current realtor.  I will send you the information in a DM. =)

     Awesome job! I'm hoping to get started there as well. I have 3 tenants in Birmingham, AL but I want to expand to Fayetteville as well. Who do you use for your PM? I'm gonna need one and it sounds like yours has done a good job.

    @Grayson Spittel

    Thank you! What do you have in your Fayetteville portfolio? All SFH, MFH, or other? I agree that there is most certainly potential there and I don't see it going away, what with the base right there and all.

    @Scott Rivers

    Thanks!  What type of property/properties do you have in Birmingham and how is that market doing right now?

    I use Alotta Properties (see link below).  They were recommended by my realtor and have been great to work with thus far.  When I closed on the house, they had somewhere around an average of 3.5 days from listing to having a signed lease.  They didn't disappoint!

    @Zachary Rymarcsuk I know you asked @Scott Rivers, and I am interested to hear his take. But some data points to consider:

    • The state of Alabama has had a net migration near 1% 2010-2019. Compare this to North Carolina which has 6.7%. In other words more people are moving to NC than AL.
    • Secondly, within AL, Birmingham has seen population loss in 7 of the last 9 years. Huntsville on the other hand is on track to surpass Birmingham within 2-3 years, to become the largest city in AL. Source
    • Birmingham job growth over the next ten years is predicted to be 29.2%, which is lower than the US average of 33.5%. Source
    • Depends on what your goals and strategies are, and what is your competitive advantage, but currently looks to me like not much momentum behind Birmingham.

    @Zachary Rymarcsuk we invest and are interested in MF. We have two duplexes at the moment. Looking to grow at least ten units in 2021 and snowball from there. The first deal is the most important to just get done, doesn't have to be a home run, and then go from there!

    @Zachary Rymarcsuk

    I have a SFR in an A neighborhood (Vestavia); it's appreciated a fair amount ~60k over the past 10 years with ~$300 cashflow. It was my first primary residence but I rented it out when I moved out of state and never looked back. I also just closed on a duplex there in a C neighborhood (East Lake) last December for cash-flow @~$500. I'm from Birmingham so I will take risks there others will not and I plan to get rich slowly. The suburbs of Birmingham are better for appreciation and some cashflow; the city proper appears to be the exact opposite and properties are very inexpensive. You can find good deals in any market, you just have to do your due diligence.
