I've been doing yellow letters to out of state absentee owners but get mostly tire kickers. Just started doing letters to probate, get pretty good response but most are looking to sell retail and the others want more than its worth for emotional reasons. I don't hit the volume others do since I do this part time , so pretty much no luck :)
