As long as you are not trying to use the end buyer's money to close the A to B transaction. I will see what I can do for you.

In SoCal petty much every major title and escrow company is "investor friendly". What you need is an experienced escrow agent that works only or mainly with investors. Call First American or Chicago Title, ask to speak to an account rep and tell them you are an investor and want to bring them your next purchase and re-sale. Ask who they think you should work with. They'll assign you an escrow officer, and likely set you up with an online data account. Don't go on about double closes or assignments. That will get you nowhere and make it sound like you just finished reading a book.
