Active duty Navy looking to invest closer to where I’m from in northeast Georgia. I have a few rentals already some in state most out of state. I use a property manager on all of them. I thought it would give me a head start with knowing so many more people in the area (having boots in ground). Thinking of Gainesville, Toccoa, or Ellijay, possibly a college town between those or Athens Georgia close enough to UGA. Any thoughts would be greatly appreciated!
hi Kurt, we are investors (newbie...just bought our first duplex 8/30/18) in the NE GA area...we live in Athens, GA are members of a local REI group. i am from this area originally, moved back 5 yrs ago...my husband has lived here all his life...we've done years of research and getting our ducks in a row before moving forward this year...if you want to connect or ask questions more specific im more than happy to offer my knowledge.
I'm in Gainesville, about an hour from Athens/UGA, and we also have Brenau College, North Georgia College, and Lanier Technical College all within about 15 minutes of each other. It's a great area!

Good day sir, i too am in the same position. USN retiree and got property in New London and planted some seeds in GA. I am at the Kingsbay Georgia area if you change your mind about NW ga.
im open to other areas, i just want to get closer to markets i already know and away from the huge taxes up in this area. I don't know the area in kings bay. Are there any areas you recommend looking into?

Hi, @Kurt Stevenson I am in a similar boat as @Constance Chambers I run of the smaller REIA groups in Athens Ga. My partners and I are currently working on a duplex flip here. Hello GA REIs. As a new REI, I am also interested in learning about great places to invest in GA. Looking for MFR/SFR with great upside potential and cash flow. Any suggestions for investment areas would be much appreciated. Also any recommendations for PMs would be great too.
Thanks everyone still looking into the different markets. What do ya'll think of condo's in athens or stone mountain area? i understand Condo association fees are there but they seem like they would cashflow fairly well. thoughts?
Hello, I'm in the same boat as @Casey Sung. I am also interested in investing in GA and trying to figure out good areas to invest. I have family in Norcross, so figured I would start there and move outward. Is anyone familiar with that areas or the surrounding? Or have any real estate agents you could recommend?

Hmmm... I’m not a fan of Stone Mountain area...generally speaking, if I wouldn’t live there I don’t want to invest there. You will chase rent & have a lot of tennant turnover in Stone Mountain. Mostly C / D class rentals.
Athens is a hotbed, condos are everywhere to buy...but there is a reason there’s so many for sale. Most of your tenants are UGA students. So do your homework (no pun intended) before deciding to take them (students) on. You will have better luck w Duplexes etc. In my opinIon Certain areas of Athens are not so desirable though, Just email me & I can let you know If you decide to come down, WE’D be happy to show you around.

I invested in a property in Stone Mountain from out of state. I was sceptical at first but it's cash flowed well and was reassured by many locals when I went down it's not unsafe or a bad place, just not a high income area. I personally found it better to take emotions out and look at qualitative and quantitative factors and not necessarily where I would want to live. Know your numbers and run them worse case scenario. I don't know anything about condos though and wouldn't consider one in suburban Georgia myself.
I’m a renovation contractor in Nw. Ga. I am always looking for reasonable properties around Athens. Especially since I have 2 daughters in college.
@Constance Chambers I agree that I almost got sucked into the condos, but the hoas can kill it. I do like the newer communities there that are sfhs. The newer homes are set for college kids and are rented on per room basis. And th pm is minimized.
Hello, condos in Athens could work, I have a few friends who utelize that strategy. However I would advise you to look it the onwership rights of Condows vs Townhomes.

Hey guys! I'm a licensed Realtor in Georgia and have been investing in NW GA since 2002, or 2000 if you count my first primary residence. There are decent deals to be had in this area, between 8.5-10% cap rates. We have Dalton State College Northwestern Technical Institute, and just a short drive from Chattanooga TN. Hi Kurt - I moved to the Braselton area last year from Texas and have become actively investing in Jackson, Hall and other northeast counties in North Georgia. This market is incredibly hot and there is a lot going on. Let me know if I can help with anything.
